The Gabriola Island Local Trust Committee deferred a decision on a proposed three-lot subdivision until its May 21 meeting, giving the applicant time to consider boundary changes to a proposed donation to Drumbeg Park.[1]
The application seeks a site-specific zoning amendment for a bare-land strata subdivision corresponding to three existing dwellings on the property, which the minutes say have been there since 1971.[1]
The proposal includes a covenant to protect trees and vegetation and a donation of 0.12 hectares to the adjacent park; staff recommended allowing three dwellings but not subdivision, saying the subdivision proposal was not supported by the current Resource land-use designation’s objectives and policies.[1]
The applicant’s representative said the subdivision would allow the families to hold separate titles for estate planning and inheritance, and that no new construction was planned; the owners agreed to a covenant barring further dwellings.[1]
The committee’s discussion recorded that two homes have wells and a third uses water delivery and storage, with the owners wanting the option of drilling another well; it also noted the proposed park dedication does not include the natural stone shelving beach access.[1]
