The Gabriola Island Local Trust Committee asked staff to draft housing policies discussed at its Feb. 27 meeting for the Official Community Plan; the minutes say the updated draft will go through another public comment process.[1]

Trustees expressed support for flexibility in zoning, allowing different lot sizes to have various numbers of units within a maximum floor area, and asked staff to explore amenity policy options.[1]

Discussion included small clustered housing, secondary suites or accessory dwelling units on smaller lots, water sufficiency and proximity to the village and bus route when assessing increased density, and a requirement for water catchment systems for new builds.[1]

The minutes say the meeting was intended to provide staff direction for an updated draft of proposed policies, and that staff welcomed further feedback as they prepare another iteration.[1]

The meeting also included a presentation on the Suitable Land Analysis, a tool intended to identify areas suitable for additional residential density; the minutes say staff would review the State of the Islands Indicator Project and compare its biodiversity layer with the layer used in the analysis.[1]
